There are two main areas that landlords need to be aware of in the coming months. Following lockdown, the lettings market has picked up and good quality properties are being let quickly. This is good news for the industry as a whole.

Extension to evictions ban

However, landlords that had submitted possession orders before 24 March 2020 have been struggling because courts were not operating or progressing any possession orders.  The Government announced Schedule 29 Coronavirus Act 2020 during lockdown which stated that landlords had to provide tenants with a notice period of at least six months when issuing a notice to seek possession. This act was initially in place until 30 September 2020.

The latest news is that the Government will now be enforcing the six-month notice periods to run until 31 March 2021.

This will impact landlords that were trying to seek possession to sell the property. They will now need to wait longer to start this process. Also, if a possession order was issued because tenants were not paying rent on time or causing any other problems, this will need to be sorted out between the tenant and the landlord.

Electrical Safety Standards

We wrote a blog giving details about this new legislation introduced in June 2020 – Electrical Safety Standards for landlords. We wanted to provide a reminder because there are still many landlords that are not complying with the new regulations.

This may be because they have struggled to get someone to inspect due to the Coronavirus pandemic. The regulations require landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent.

If the regulations are not met, then landlords will incur penalties; therefore, it is essential to take action as soon as possible.
